We work with ASL, housing associations, social housing providers and managing agents across Birmingham & the West Midlands, treating damp-affected and mould-affected rooms and returning the property decorated to a lettable standard.
Important: we treat the damp and mould, we do not fix the cause
Our service is a specialist treatment and redecoration service. We remove and treat the mould growth, seal the staining, apply mould-resistant coatings and repaint the property. We are not damp-proofing contractors, builders, roofers or plumbers, and we do not diagnose or remedy the underlying defect causing the moisture.
Damp and mould can be caused by a wide range of issues — moisture held in the walls, rising or penetrating damp, a failed damp-proof course, roof or gutter defects, plumbing or waste leaks, failed pointing or render, cold bridging, blocked or missing trickle vents and extract fans, or simply not enough fresh air and ventilation in everyday use. Unless that root cause is identified and resolved by the responsible trade, mould can return regardless of how well the property is treated and decorated.
For that reason our treatment and coatings are not warranted against recurrence where the underlying defect remains unresolved. Where we spot something obvious on site — an active leak, a dead extract fan, failed sealant — we flag it in writing with photos so your repairs team can act on it.

What the treatment includes
A full, extensive treatment and repaint — not a coat of paint over the problem. Every stage below is carried out as standard on affected rooms.
Survey & photographic record
Room-by-room walkthrough with dated photographs of every affected surface before we touch anything, so the void, the tenant and the asset team all have the same record.
Containment & protection
Affected rooms sheeted, floors protected, fittings masked and taped. Tenant belongings worked around, with a full clean-down at the end of each day.
Mould removal & fungicidal wash
Surface mould removed, then two applications of professional fungicidal wash left to dwell and wiped back, including behind and around skirtings, reveals and ceiling junctions.
Substrate prep & making good
Perished, blown or flaking paint scraped back, loose plaster cut out and filled, cracks raked and filled, joints re-caulked, then dustless sanded flat ready for coating.
Stain-block & anti-mould coating
Water and tannin staining sealed with a stain-blocking primer so it can't bleed through, followed by an anti-mould / mould-resistant coating system on affected areas.
Full repaint & handover
Two finish coats to walls and ceilings, woodwork prepped and re-finished, and a completion photo pack issued alongside the invoice for your records.

What we need from you
Access & occupancy
Confirmed access arrangements and whether the property is void or occupied, so we can plan protection, working hours and drying times.
Clear rooms
Furniture and belongings moved out or into the centre of the room by the tenant or provider before we start — we don't move tenants' possessions.
Root-cause repairs
Any leak, ventilation or building defect resolved by your repairs team, ideally before treatment, so the finish stands the best chance of lasting.
