Dense black mould across the ceiling corner and around the window reveal, with blown emulsion and tannin staining running down the cold wall. Photographed and logged room by room before anything was touched.

Speckled growth along the skirting and ceiling line with perished paint above the door head. A dead extract fan in the bathroom was flagged in writing to the repairs team on day one.

Rooms sheeted and fittings masked, then surface growth removed and two applications of professional fungicidal wash left to dwell and wiped back — including behind skirtings, reveals and ceiling junctions.

Blown paint scraped back, loose plaster cut out and filled, joints re-caulked and everything dustless sanded flat. Water and tannin staining sealed with a stain-blocking primer, followed by an anti-mould coating on affected areas.

Two finish coats to walls and ceiling in the provider's standard neutral, woodwork prepped and re-finished, floor swept and left clean for the incoming tenancy.

Full repaint through the hall, stairs and landing, with a dated completion photo pack issued alongside the invoice carrying the client's purchase-order reference.

We treat the damp and mould, we do not fix the cause

This is a treatment and redecoration service. We remove and treat mould growth, seal staining, apply mould-resistant coatings and repaint. We do not diagnose or remedy the underlying defect — leaks, failed damp-proofing, roof or render issues, cold bridging or a lack of ventilation. Where the root cause remains unresolved, mould can return regardless of the standard of treatment and decoration, so our work is not warranted against recurrence in those circumstances.
