A small team that turns up and finishes
Bajwa Developments Ltd is a family-run painting and decorating company based in Birmingham. We work for homeowners, landlords, letting agents and local businesses — from a single bedroom to a full property repaint.
No subcontracted strangers, no vanishing halfway through. You'll deal with the same people from quote to final coat, and we won't leave until you're happy with the finish.

Free visit, written fixed price, agreed start date. Sheets down, sockets and floors protected, tidied at the end of every day.

Our process
Ninety percent of the finish happens before the topcoat
Anyone can roll a wall. What lasts is the preparation underneath it. Every job we take on runs through the same order, and we don't skip a stage to save a day.
Survey & fixed price
We visit, measure, check the substrate and moisture, then put a written fixed price in your hands. No day-rate creep, no mid-job surprises.
Protection
Floors sheeted and taped, sockets, switches, handles and skirting masked. We ask rooms to be emptied where possible and centre-cover the rest.
Multi-tiered filling & sanding
Cracks raked out and bonded, deep holes filled in stages, then a finer skim of flexible filler. Between each stage we sand back through descending grits so the wall reads perfectly flat under low light.
Dustless extraction
All sanding runs through dust-extracted machines and HEPA vacuums, so your house stays liveable while we work — no fine film over every surface.
Priming & stain block
New plaster mist-coated, repairs spot-primed, water marks and knots sealed with stain block so nothing bleeds through months later.
Finish & snag walk-round
Two full coats of trade-rated paint, sprayed or hand-cut depending on the surface, then we walk the job with you and put right anything you point at before we pack up.

Trade kit, trade materials, and time on the prep
Top-of-the-line equipment
Airless and HVLP sprayers for glass-smooth joinery and cabinetry, quality micro-fibre rollers that lay off without stipple, and dust-extracted random-orbital sanders on every wall.
Trade-rated materials only
Contract emulsions, hard-wearing scuff-resistant finishes and water-based eggshells bought from trade suppliers — never thinned, never bulked out with a cheaper base.
Dustless sanding systems
HEPA extraction on the tool itself, not a hoover afterwards. Lived-in homes stay clean, and occupied offices and clinics stay open while we work.
The same faces, start to finish
A small family team. No subcontracted strangers, no half-finished jobs left while we chase the next one. Around three days per room is the honest pace.
Fixed prices in writing
Every quote is a fixed price, with a 25% deposit to hold the date and the balance only due on completion. Day rate, when you want one, is £250 per decorator, per day.
Colour help included
We specify and apply Tikkurila paint, and can mix any shade in the Tikkurila range — or match another brand. See it on a wall before you commit, and take home a brushed-out sample to live with in your own light.
